History of Temple City

On May 30th, 1923, Walter Temple purchased 400 acres of land which would later be known as Temple City.  Temple would later go on to subdivide the land into lots with the hope of creating a city with affordable housing.  Many streets were named after friends and family of Temple.

 

Temple also petitioned the Pacific Electric Railway Company to extend it’s Los Angeles to Alhambra line to a depot adjacent to Temple City Park.  This would later massively contribute to the growth of Temple City’s real estate.  The population of the area would steadily grow over the years without much decline.

 

Located between Arcadia and San Gabriel, Temple City real estate, ironically, is a highly desirable luxury market in the San Gabriel Valley.  Almost everywhere in Temple City provides easy access to major freeways and multiple food hubs such as Santa Anita Mall, Alhambra Main St, and Old Town Pasadena.  Making it highly valued for it’s location.

The Temple City Real Estate Market: Trends You Need to Know

As of 2025, the Temple City real estate market, just like most of the San Gabriel Valley, maintains a steady demand for single family homes. Homes in Temple City are considered luxury, with the average home price currently around $1,105,000.  For many reasons the real estate in this city has always been at a premium, with condo/townhouses being a popular more affordable option for 1st Time Homebuyers.  Temple city real estate generally doesn’t see many 1st time home buyers, since the homes in the area tend to be larger and expensive.

 

Current July 2025 trends show:

  • Low Inventory (with less than 3 homes on average being listed every week)

  • Single Family Homes are hard to come by (many homes being listed are currently condo/townhouse)

  • Average rent prices when compared to neighboring cities

  • Not many starter homes listed for sale (2 or less bedroom homes)

  • Homes selling slightly above market value

  • Days on Market increasing, generally leading to long listing periods before selling

Temple City is a relatively small city in the SGV, but that doesn’t mean there isn’t tons to do.  We’re only going over what there is to do in the city, but don’t forget that there are tons of nearby city amenities to try out!

Local Highlights:

  • Visit The Floating Teapot – Officially named as Camelia Square, everybody recognizes this plaza from the floating tea pot seen at the corner of Las Tunas and Rosemead.  From that teapot, there are countless restaurants and drinks to explore, all accessible on foot.

  • Live Oak Park – Take a stroll at this beautifully maintained park.  Plenty of courts for pickleball and playgrounds for children, this is the perfect place to spend your weekends at.  

  • Take a Class at Shaolin Temple Cultural Center – Whether you decide to just take a class or sign up to climb the ladder of belt colors, this is the place to do it.  They regularly hold festivals at this location, and it’s a unique thing to try while you’re in the city.

 

Dining & Food Scene

Temple City has some of the best food you’ll ever try in the San Gabriel Valley.  From popular chains everybody will love, to fan favorites amongst locals.

Must-try spots include:

 

  • The Dive Oyster bar – Coastal Flavors beloved by all.  Their oysters are caught and delivered fresh everyday.  Some of the best and comforting seafood dishes served in the entire Valley!

  • Baekjeong Korean BBQ – Upscale korean BBQ where they cook the meat for you!  This is not all you can eat, but the experience is well worth the price.  Succulent meat paired with soju is the perfect night out!

  • Banana Leaf – A famous Thai food chain restaurant.  The portions are huge, the price is cheap, it’s the perfect pick me up for anyone looking to be satisfied.

Which neighborhood is most affordable in Temple City?

Just like Arcadia, Temple City real estate is generally most affordable in neighborhoods bordering El Monte.  Expect home prices to be lower and for these neighborhoods to share characteristics of El Monte. 

Is the School District in Temple City Good?

Temple City Unified School District, or TCUSD, is considered a very good education.  According to Niche, the district ranks #45 in the state and receives an overall rating of ‘A’.  All due to the high standards of academic excellence that is nurtured throughout the curriculum.  

Is Temple City expensive to live in?

While not the most expensive city in the San Gabriel Valley, unlike South Pasadena and Arcadia, Temple City is still considerably on the high side of home prices.  Although just like any other city with premium prices, it comes with good benefits.  

How walkable is Temple City?

Temple City is somewhat walkable.  Don’t expect to be able to do all chores/errands by walking however, as most of the city is better accessible through cars.
