Best Cities in The SGV

While there isn’t any notable award of ‘best city’ that if officially declared, these are some of the most popular cities in the SGV.

 

Pasadena wins a spot because of it’s historical influence as well as its amenities.  Extremely close to the 210 freeway and 10 freeway, this city provides easy access to Los Angeles and Burbank.  However, the main focal point of Pasadena is a community within known as old town Pasadena.  What feels like a mini an Urban city within a suburban city, Old Town Pasadena has everything to offer from classes, to educational institutions, to tons of walking & dining.

Glendora is included for its pleasant and peaceful neighborhoods.  Known as a perfect place to raise and grow a family.  Easy access to major freeways as well.

By technically not a city, a very popular part of the SGV is the 626 area code.  This area comprises of Arcadia, Alhambra, Pasadena, Temple City, San Gabriel, El Monte, and Baldwin Park.  Known for it’s Chinese influence, it’s become a center hub for all things food and Boba.  Tons of traditional festivals and markets and held annually within each city, there is always something to explore within the 626.  Honorable mention for the 626 night market that occurs annually in Arcadia Santa Anita Mall, around late Summer time.

The San Gabriel Valley is entirely inside the Los Angeles County.  It covers an enormous 200 sq miles, includes 31 cities and 5 unincorporated communities.  It border Los Angeles of it’s West border, the san gabriel mountains on it’s north border, Chino Hills of it’s east border, and Puente Hills on it’s south border.

Most experts are predicting the market to stabilize over the next 2 years.  Essentially, home prices will not fall but they won’t appreciate very much.  Meaning it’s not necessarily bad to sell or buy, more of a neutral market.

Is the San Gabriel Valley a 'good' place to invest in?

San Gabriel Valley is considered to have very good, consistent returns on investments.  Especially for flips and long term appreaciation!

What is the average home price in the SGV?

While the entire SGV is too big of an area to average out a home cost, it’s estimated to be around $1.1M-$1.2M.  Making the SGV quite expensive when compared to other markets.

I was born and raised in the San Gabriel Valley, the 626 area code is like a second home to me.  But I won’t be biased when it comes to real estate.

The property value in the SGV has always been in high demand, and it’s going to continue to soar.  Mostly due to the fact that the entire SGV has such a special location in Socal, that you can’t really go wrong.
