Officially voted into City-hood on May 29, 1916, Monterey Park was named after an old government map that had named the area Monterey Hills. Over the decades, the city evolved into a vibrant suburb with a strong Asian-American presence. In fact in 2017, Money Magazines did a Monterey Park real estate analysis and ranked the city as the 3rd best place to live in America.
In the early 1900’s the city had most of its settlers in the northern and southern parts of the city. However, after the end of World War II, the city saw expansive growth between the 1940’s and 1950’s. This renewed growth caused lots of the land to be subdivided. developed, and built for maximum growth potential.
Located just east of Downtown Los Angeles, Monterey Park is a highly desirable city in the San Gabriel Valley. Due to it’s strategic location, the city provides easy access to LA and Orange County via the 10 and 60 freeways. As of 2025, the Monterey Park real estate market remains highly competitive. Homes in Monterey Park are known to appreciate at a steady rate, with the average home price currently around $923,000. Its not rare for many to consider Monterey Park as a luxury place to live, as most new homeowners purchasing are upsizing or 2nd time homebuyers. Most of the neighborhood is currently being occupied by owners who purchased pre 2000’s, with many of those homeowners opting to leave the home to their children, rather than putting it on the market. Sequoia Park – A large park atop of a hill, enjoy scenic views along with a serene calmness. Devoid of traffic and cars, truly a nature getaway in the middle of a city.
Monterey Park Golf Club – Enjoy the range or grab a cart on the course. Next to the famous Luminaries Restaurant, have a beautiful candle lit dinner enjoying views of the entire city.
Dining & Food Scene
Monterey Park is known as a foodie paradise, specializing in all things Chinese-American cuisine. Not to mention, just like all of the SGV, Monterey Park definitely is not shy when it comes to fantastic boba!
Must-try spots include:
Alice Kitchen – Casual Hong Kong Style Cafe, this is a local favorite for quick breakfasts/dinner grabs. Cheap but great tasting food that comes in large portions!
NBC Seafood Restaurant – One of the best Dim Sum spots in the whole San Gabriel Valley. Come early, the line and wait can get over 2 hours on the weekends! This spot is enjoyed by locals and tourists alike, with many renowning it as the best Dim Sum they’ve ever had
MaMa Lu’s Dumpling House – Famous for its Soup Dumplings, MaMa Lu’s was a family owned chinese restaurant that opened it’s doors at its original location on 153 E Garvey Ave in 2008. Now, they’ve opened multiple stores across the SGV, and they even sell their dumplings in Supermarkets!

What neighborhood is most affordable in Monterey Park?
While there isn’t an official name, homes closer to the 60 freeway are generally more affordable, both for Single Family homes, and condo/townhouses. That is excluding all of the homes in the hillside, as the prices generally bump up due to exclusivity.
Is the School District Good?
Monterey park is served by multiple school districts, such as the Alhambra School District, Garvey School District, Los Angeles School District, and Montebello School District. Most notably and most desirable of the four would be Alhambra School District, or AUSD. The edges/corners of Monterey Park are ruled by the other school districts, however a majority of the city goes to AUSD, known for it’s academic excellence.
Is Monterey Park expensive to live in?
Compared to nearby cities like Pasadena or Downtown Los Angeles, Monterey Park offers relatively more affordable housing options. While still not the cheapest in the San Gabriel Valley, choosing to live in Monterey Park is more about the community and the amenities unique to this city.
How walkable is Monterey Park?
The northern and southern parts of Monterey Park are generally very walkable. However, in the central areas of Monterey park and especially on the hillside properties, walkability score goes down notable as cars will become a daily necessity for most errands.
